Mixed Use Case Study
Waterstone Design are appointed by Barratt London on this residential led, mixed use development comprising 454 dwellings over 5 separate blocks ranging from 11 to 20 storeys, together with 1,080sqm of train drivers’ accommodation over three floors, plus 150sqm retail space. Our project team will complete a full mechanical & electrical design including liaison with Statutory Authorities and our Sustainability Team are appointed to provide an Energy Strategy Analysis.

The scheme features existing train driver’s accommodation which is in use on site and will be rebuilt as part of the scheme. The scheme is therefore phased to ensure that there is no disruption to the drivers. This phasing requires an extended project duration and the full project team must overcome the challenges of building around the existing infrastructure. The driver's accommodation area must comply with Transport for London (TFL) Standards, including their recently introduced Sustainable Development Framework (SDF). While sustainable design has always been integral to our design team, this provides an exciting opportunity for us to put our research and theory work into practice.
The Wembley Park scheme is voluntarily incorporating aspects of upcoming regulations including Part L, which includes an option to ensure that no fossil fuels are required on site in the heating and hot water production, which will allow the scheme to achieve very low carbon emissions. Our design team keeps abreast of all current and upcoming regulations to ensure compliance of our designs, and we are keen to embrace both the known and unknown future regulations throughout this project to ensure that all phases of the scheme will retain a modern design upon completion of the final phases. Gaining experience in working with and overcoming these upcoming standards will prove invaluable to our team and in turn to all of our clients, as we will be well versed for future projects.
