Commercial Case Study
We are appointed by Tamdown Group on this development comprising two office buildings with a total of 35,000sq ft together with a 5,000sq ft warehouse. The commercial office space includes a café, showers, cycle store, break out spaces, boardrooms, meeting rooms and open plan office space. Outdoor space includes breakout spaces and electric car charging within the car park. Our scope of works extends to Statutory Authority liaison, SBEM Calculations and BREEAM
The design included a glazed stairwell with a large roof light and while this provided an architectural focus point, it proved a challenge to efficiently cool the space and to provide suitable lighting to the stairs. Working through this, we were able to overcome the difficulties by introducing an allowance into the supporting steelwork, to allow bespoke ventilation plenums to provide cooled air to the space while lighting was incorporated into the stair rail.
The project aimed to achieve BREEAM “very good” status which required our Sustainability Team to work very closely with the appointed BREEAM Assessor, ensuring all reports and evidence submitted were quality assured and issued in line with key deadlines and project milestones. To comply with this status, our design incorporated a hybrid VRF system which provided heating and cooling across the development, with a significantly reduced volume of refrigerant.
